What does achievement stand for? Success is Achievement. Triumph is placing a plan into action with a definitive time outline and getting that success. <p>We could compute or describe victory in a lot of ways, depending on who we ask. <p>The dictionary equates &#8220;successes&#8221; as a &#8220;positive termination of tries or happenings&#8221;. 			<content:encoded><![CDATA[<p>Motivation is a word often used to describe having the energy to accomplish a task from start to finish. Motivation gets the marathon runner from the starting line to the finish line. But motivation requires a little more than just energy.</p>
<p>By one definition, discipline is an activity, exercise or regimen that develops or improves a skill. Motivation is defined as an inducement or incentive. These are two completely different meanings yet they seem to be very closely associated.</p>
<p>Motivation comes from within us. It is developed based on our personal experiences, education and surroundings. Discipline comes by way of actions of practice preparation and self control, just to name a few.</p>
<p>We all have areas of our lives we would like to improve. Whether it&#8217;s a new job, more time with our families or furthering our education, what we think will enrich our lives, usually will. As long as the thought is personal and not derived from trying to please someone else, this becomes the first step in using motivation to help us.</p>
<p>One way to accomplish this is by simply giving some thought to what we really want in our lives. We are not talking about material things like fancy cars and boats. We are talking about what would make us truly satisfied with our lives as individuals.</p>
<p>Once you have figured out what you want, write it down. Carry it with you. Writing down your thoughts will reaffirm your actions.</p>
<p>The routine of discipline can be challenging for anyone. Sometimes you must make a few sacrifices in order to stay within your parameters of what you are trying to achieve. This is where the motivation provides the reasons to stay disciplined.</p>
<p>Motivation is a powerful and proven asset. It allows us to reward ourselves as we reach milestones within our lives. It permits us to center our attention on what we have set out to achieve. From these consistent thoughts and actions, we reach our desires and dreams.</p>

			<content:encoded><![CDATA[<p>With the hard times facing our country, the last thing you want to think about is giving someone bad news. The decision to let someone go will no doubt have emotional and financial consequences.</p>
<p>The number one cause for termination usually is accredited to inferior work performance. Policies and procedures should be clearly outlined and the employee should review this information periodically to help safeguard them from an unexpected departure.</p>
<p>Commitment and loyalty to an employer goes a long way to keeping a job. Commitment coupled with a good work ethic usually goes hand in hand.</p>
<p>Attitude is everything. A poor attitude can cost a company thousands of dollars. Lack of enthusiasm drains the employee and those that surround him or her. A good business plan does not include someone with a negative attitude. Team unity is the ultimate goal.</p>
<p>Employees who are habitual offenders with calling in sick or being late are clear signs to an employer that they are not a model employee. Schedule a meeting with the employee as soon as possible. Addressing the problem immediately could have some sort of resolve.</p>
<p>As a person managing others, it&#8217;s important to set reasonable expectations for those within your group. A company manual that outlines these expectations will be helpful to all concerned. Heading off the problem before it begins is a great start.</p>
<p>When faced with the challenge of letting someone go, be compassionate but assertive. Keep the conversation brief and preferable in private. Based on the employees job description, showing them production standards or examples of behaviors they needed to demonstrate are helpful in getting your point across. This of course is based on the assumption you have had previous discussions with this particular employee.</p>
<p>Although letting an employee go is not the most desirable responsibility for management, both parties can learn from this experience. Better training, more interaction with employees or simply changing your hiring criteria can make a huge difference for the company&#8217;s future success.</p>

That means being organized, keeping to your interview schedule, and getting back to prospective agents when you say you will. After all, if you can&#8217;t make an effort to make a favorable impression during the interview process, what kind of an effort will you make when the person is on board?</p>
<p>Don&#8217;t despair if a top candidate declines your offer in favor of another company. All opportunities are not created equal, and even that &#8220;can&#8217;t refuse&#8221; offer may not look so great after a few months with another company. Stay in touch and you may just get a chance to win your top candidate back. And, even if it does work out, good candidates will be flattered by the attention and will remember you when they make their next move.</p>
<p>Another reason for being proactive in recruiting is even more important in the sales industry. Sales people are also hard to find and overstaffing might not be out of the question. 			<content:encoded><![CDATA[<p>Proactive prospecting can be much like physically exercising regularly. It&#8217;s something that you know is good for you and will produce predictable positive results, yet is something that most sales people always seem to avoid!</p>
<p>The key word is commitment. Commit to setting an appointment with yourself for one or two hours each day. Start with utilizing your resources such as your sphere of influence. It is easy to say to ourselves, &#8220;Well, I have a lot to do today so I&#8217;ll start prospecting tomorrow or next week&#8221;. Prospecting not only requires commitment but discipline as well. You are important so make that daily appointment with yourself just as you would will any potentially important customer or client.</p>
<p>Know ahead of time exactly what you are going to say or discuss when you call someone. It is good to have a specific message. Most people are very interested in market conditions for example. Maybe they have misunderstood something in the news or need further explaining. This is where you can become the &#8220;expert&#8221;, and provide them with a more accurate image of the situation.</p>
<p>Sales have always been a &#8220;numbers&#8221; game. You want to touch as many people as possible. Defining your target market and being organized will help you obtain your goals.</p>
<p>Be prepared with a list of names from your personal Sphere of Influence before you call. Not being prepared with a list of names will force you to devote much, if not all of your prospecting hour, to finding the names you need. Have at least a one month supply of names on hand at all times.</p>
<p>Work in a private and quiet area so there are no disruptions. Do not answer calls from other clients or colleagues. Believe me, they will wait an hour or two for you to call them back. Remember, this is your time and will put you on the path to success. Get in the habit of doing this daily or at least every other day. As time progresses and with each call, your expertise will increase. The more we practice anything, the better we become.</p>
<p>When calling, decide on a time slot and try to stick with it. Maybe 8:00 AM &#8211; 9:00 AM, 12:00 PM &#8211; 1:00 PM or 5:00 PM &#8211; 6:00 PM. There will be customers that seem impossible to get a hold of. You will have to set aside another time of day and try to call those customers. We are all creatures of habit (Hint). They are probably in a routine between a certain timeframe, so you need to try and catch them at a different time or different day.</p>
<p>Did you know that most success is made after the fifth call? Most sales people give up after the first call. Persistence is your best virtue.</p>

If you are in direct sales of any kind, I will provide you with a proven example of how powerful business cards can contribute to your sales figures. With over 20 years experience in real estate sales, I will be more comfortable giving you examples based on my expertise. However, you will see that this can apply to any and all types of direct or commission sales personnel.</p>
<p>If you are in regional sales you might find what I am about to say a little more challenging and creativity will have to play a part. It is still very realistic to make a ton of money with the marketing of your business cards. If you are not given leads by your company or you are an independent contractor, this is the cheapest and most productive way to market yourself.</p>
<p>I needed to market myself and felt I had to &#8220;get the word out&#8221; to let everyone know what I did for a living. My finances were limited so I wanted to be cautious as to where I would spend money for my business.</p>
<p>Around that same time the Super Bowl was coming to Arizona. I was a season ticket holder and was able to get tickets for $100 each. When I arrived at the game early, shortly thereafter I was offered $1000 for each ticket. The temptation was too good and I couldn&#8217;t resist.</p>
<p>A good habit to be in, is always keep a box of business cards in your car. Over the years I have asked so many people for their business card and they didn&#8217;t have one on them. As far as I&#8217;m concerned that is a &#8220;lost&#8221; sale.</p>
<p>That 3 hour excursion increased my sales over 6 figures in the next year. It then dawned on me, that this was the way I was going to generate business in the future. By doing this I was able to considerably keep my overhead costs to a minimum.</p>
<p>Let&#8217;s dissect this further by saying at the time, the average sales price of a home was $250,000. The average commission for the sale was 3%. This would calculate to $7500 per sale. I made $110,000 from passing out 1000 business cards, which means I sold approximately 15 customers or clients a home in the next year. It cost me $75 for 1000 business cards. That equates to only .015% in conversion but over $100,000 in my return on investment. Could you image passing out 1000 business cards per quarter. That would be 60 sales per year. Incredible for a real estate professional.</p>
<p>Remember to hand out business cards to everyone you meet. In the grocery store line at the dry cleaners, the dog groomers, etc. The worst thing that could happen is they throw your card away. That is about 10 cents a card. Not a great loss considering what the return can be.</p>
